Good to know in Denmark

The main Danish rules for tenants, landlords and buyers, checked against the official sources on 30 October 2026.

Your lease

Under the Rent Act (lejeloven, lov nr. 341 of 22 March 2022) you and the landlord can each ask for a written lease, and a written lease must be made on an authorised standard form. Read it, and the rules on deposit and prepaid rent in it, before you pay.

Housing benefit

Tenants can apply for housing benefit (boligstøtte) from Udbetaling Danmark. Home owners can only get it in special cases, such as pensioners, and then as a loan.

Public housing

Public (almene) homes are let through housing associations with waiting lists. borger.dk points to DanmarkBolig.dk to find them.

Letting out your home for short stays

Income from letting out the home you live in has a standard deduction (bundfradrag): DKK 35,100 in 2026 if the platform reports the income to the Danish Tax Agency, and DKK 13,800 if it does not.

Buying as a foreigner

If you do not live in Denmark and have not lived here for at least 5 years before, you generally need permission from the Civil Affairs Agency (Civilstyrelsen) to buy property, including holiday homes. Check your situation with Civilstyrelsen before you sign.

Right of withdrawal

A private buyer of a home can withdraw from the purchase by written notice within 6 working days, and then pays the seller 1% of the price (Consumer Protection Act on the purchase of real property).

Land registration fee (2026)

Registering the deed costs DKK 1,850 plus 0.6% of the price; registering a mortgage costs DKK 1,825 plus 1.25% of the loan.

Property taxes

Owners pay property value tax (ejendomsværdiskat) to the state: 0.51% of 80% of the assessed value up to a threshold (DKK 9.2 million at 2024 level) and 1.4% above it. Land tax (grundskyld) is set by each municipality.
